Historynotebookz was founded in 2014 by a group of professionals who had spent years inside larger agencies and grown frustrated with the same pattern: high transaction volumes, low personal contact, and a culture where the client's name was secondary to the commission figure. The agency operates from a single office on Av. do Contorno in Belo Horizonte, and that is deliberate. We serve buyers, sellers, landlords, tenants, and investors across the city's premium residential and boutique commercial segments — principally Savassi, Lourdes, Serra, Funcionários, Belvedere, and the Contorno corridor. We do not operate in the mass-market segment, and we do not handle rural or agricultural properties. Our scope is Belo Horizonte and its immediate metropolitan zone. Everything outside that geography is referred to trusted colleagues rather than stretched beyond our competence.

The team at Historynotebookz numbers eleven advisors and analysts, each assigned to a specific bairro cluster rather than a transaction type. This means the person showing you a property in Serra has walked those streets for years, knows which buildings have structural maintenance histories worth checking, and has seen at least a dozen comparable deals close in that micro-market. Since 2014 we have completed more than 340 transactions across sales, rentals, and consulting engagements. We are honest about our limits: we cannot guarantee sale timelines because property markets respond to macroeconomic forces we do not control — interest rates, fiscal policy, and buyer-confidence cycles all play a role. What we can guarantee is that every recommendation we make is based on documented evidence, not intuition dressed up as expertise. If the market is moving against your preferred timeline, we will tell you directly — and explain why, with data. Our amber-gold office is designed to feel calm, private, and unhurried, because the best property decisions are never made in a rush.
